Site Assessment

Access and Method Confirmation

The goal is always the fastest, least disruptive method for the building and its occupants. In most cases that means rope access, where the existing safety system allows for it.

Notification to All Residents & Owners

To ensure a smooth and efficient process, all owners and residents on the affected elevations will be notified in advance to close curtains for privacy and remove any washing or personal items from balconies prior to the commencement of works.

Upon completion of the cleaning works, any defects identified will be reported to building management, and we will ensure the committee is satisfied before departing the site.

The Surfaces We Clean

The most common mistake in facade cleaning is treating every surface the same way. A method that works well on robust tilt-up concrete can strip a delicate render system, lift a coating that’s already showing early wear, or drive moisture behind cladding joints. Getting it wrong costs significantly more to fix than the original staining. We’ve seen it.

We work across the full range of exterior building surfaces found on Sydney’s commercial and strata stock:

  • Render — polymer, acrylic and textured systems, including the older lime and cement render common on inner-suburb and pre-war building stock
  • Painted masonry and concrete — often with multiple historic paint layers on older buildings that need a gentle approach
  • Precast and tilt-up concrete panels
  • Aluminium composite, metal and fibre cement cladding — increasingly common on newer commercial and mixed-use developments
  • Masonry and brick exteriors
  • External soffits, parapets, recessed bays and architectural details

Where the substrate condition or coating age creates any uncertainty, we do a test patch on a non-prominent section before committing to the full elevation. Not an optional extra. Standard practice.
